For many of the services provided by Lintott Law it is not possible to provide a quote or flat fee and will require a meeting to discuss the potential costs. For other, more standard services, we are happy to provide a quote or definitive cost range.

Residential Real Estate:

SALE

Fee of $950.00 + 8% of fee (*other charges) + disbursements + GST

PURCHASE AND MORTGAGE

Fee of $1,050.00 + 8% of fee (*other charges) + disbursements + GST

PURCHASE WITH CASH

Fee of $950.00 + 8% of fee (*other charges) + disbursements + GST

REFINANCING/REMORTGAGING

Fee of $950.00 (based on two payouts) + 8% of fee (*other charges) + disbursements + GST (Additional Payouts $50.00 each)

*Other Charges are for administration, file storage, photocopying, faxing, emailing, Court and Land Titles runner services, long distance telephone charges and postage. Other charges will be equal to 10% when payment is by way of credit card.

The above fees may be increased if problems arise on a file, for example, disputes between seller and buyer, encroachment agreements and/or development permits are needed. Rush fees may also apply and usually will increase the fees portion by $150.00 to $250.00.

Other common costs:

Real Property Report (“RPR”)

RPRs are commonly required to be provided by the vendor evidencing, among other things, that the building and improvements to the lands are properly placed. The cost of an RPR usually ranges from $600.00 to $700.00 and a Compliance Stamp from the City of Calgary is usually $150.00. Outside of Calgary the costs are higher.

Estoppel Certificate

If the property is a condominium, the cost for an Estoppel Certificate, all required condominium documents and the review of same are a potential additional cost of purchasing a condominium.

Commercial Real Estate requires a consultation with a lawyer for an estimate of fees for our services. Given the extensive work that may be required a retainer may be requested.

PLEASE NOTE:

  • A 8% office recovery charge will be added onto the quoted fee for administration, file storage, photocopying, faxing, emailing, Court and Land Title runner services, long distance telephone charges, postage, etc. (this will be 10% if paying by way of credit card)
  • If a service is to be provided on a RUSH basis, an increased fee of a minimum of 20% of the fee will be charged.
  • The fees do not include accountants’ fees which may be charged in the case of corporate restructuring and/or amalgamation.
  • GST is also charged where applicable.
  • A retainer may be required.
